Does it smell?
No. The bacteria that clean the water need air to live, and with air there is no bad smell. Used properly, it never smells. In fact, smell is your alert: no smell means all is well.
What upkeep does it need?
Just one: spray Polydex in your bathroom once a week. It takes 30 seconds. It costs just $60 pesos a month (about $700 a year), and the first year is included. Nothing to remove, no opening the tank, no pump-out trucks.
What can't go down the drain?
Toilet paper and wipes go in the bin, not the toilet. No bleach, acid or cleaners that claim to "kill 99.9% of bacteria" — the system runs on good bacteria. Everyday biodegradable soaps, vinegar and baking soda are fine.
What if I go on vacation?
Nothing. The system easily handles time without use. When you return, spray your Polydex and it keeps working as always.
What if guests come for a few days?
A party or a weekend is no problem. If you will have guests often, choose a larger system — the quote tool above guides you, and we confirm it during the site visit.
What is the outgoing water good for?
For watering your garden below the surface, or sending it to a soak-away well that returns it clean to the ground. For surface irrigation, an extra filter is added (quoted separately).
Do I need permits?
No. No permit is needed to install it on your land.
Does it work if my land has rock?
Yes. We use special machinery to break the rock and make a larger soak-away. We check this during the site visit and quote the extra cost.
Can I expand it later?
Yes. If your family grows, more modules are added to the system.
Do you install in my area?
We work across Tijuana, Valle de Guadalupe, Tecate, El Hongo, La Rumorosa, Rosarito and Ensenada. Farther out too, with a travel fee.
How long does it take?
In 1 day. First we visit your land, choose the best spot for the tank, and install.
